Major Project Approved! Already Busy Part of Saratoga County Growing
An already busy section of the Capital Region is getting quite the makeover. The first phase of a major project featuring luxury apartments, retail shops, restaurants, and office spaces is a go.
The Town of Halfmoon's Planning Board just gave the green light for the first phase of One-Four-Six Marketplace, a $160 million mixed-use development that’s set to reshape one of Halfmoon’s main entrances with more than 300 luxury apartments, plus restaurants, retail shops, and office spaces.
Developed by Luizzi Construction One-Four-Six Marketplace will take shape on a large, vacant parcel at Route 146 and Old Route 146, right across from Lowe’s. According to The Albany Business Review, the project will be built in phases, kicking off with commercial spaces closest to Route 146 before moving on to the apartments.
Mike Alix, president of Peter Luizzi & Bros., says the team is eager to get started, with initial work like site grading and utility installation beginning soon if the weather cooperates.
The entire community will feature 10 multi-story buildings with a resort-style layout inspired by Luizzi Cos.’ Starbuck Island development in Green Island. Residents and visitors can expect underground parking, swimming pools, and a variety of amenities, but the complete build-out will take around four years.
The project received a major boost in October 2023 when the Halfmoon town board approved a zoning change to create a planned development district. Owned by Scott Earl, a local business owner, this property will bring fresh life to Halfmoon, one of New York State’s fastest-growing towns, with a population of roughly 26,400.
