One of the biggest tourist destinations in Upstate New York has two major properties for sale in a busy location. These two boutique hotels could be yours for just a few million dollars.
Where Are These Motels For Sale?
The two motels are located in the heart of Saratoga Springs. The St. Francis Motel and the St. Charles Motel, are up for sale at a total price of $4.75 million.

These motels, located at 195 and 188 South Broadway, have been owned and operated by Richard and Anita Miczek since the late 1980s. Now, ready to retire, the Miczeks have decided to sell their properties according to the Albany Business Review.
What Do These Motels Offer?
The St. Francis Motel features 11 units, including rooms equipped with kitchens or kitchenettes, along with one apartment, all within a 6,900-square-foot building. Across the street, the St. Charles Motel offers 18 units, including 13 standard rooms and five with kitchenettes, situated in a 5,500-square-foot structure. Additionally, the listing includes a three-bedroom single-family home located behind the St. Charles on Whitney Place.
This sales move follows a trend in Saratoga Springs where several well-established motels have changed ownership in recent years. The Turf and Spa Motel purchased for $2.6 million in 2017, was demolished to make room for the construction of a 120-room AC Hotel by Marriott.
The Brentwood Hotel was sold for $1.6 million in March, and the Community Court Motel changed hands for $3.6 million in April 2022.
There Is Interest In Broadway in Saratoga Springs
There's been a noticeable surge in interest in the area, especially along South Broadway, where boutique motels, after being modernized, meet the demand for mid-level rooms. Most potential buyers expressing interest in these properties are motel and hotel operators. This shift suggests that South Broadway is emerging as a focal point for development in Saratoga Springs.
